Hannah Venn-Munns

I’m a civil and property litigation specialist who, along with my team, assist clients throughout the South West and beyond.

I qualified in North Devon in 2011 but spent several years developing my practice in London before returning to Devon and joining Wollens in 2018.

In January 2022 I was promoted to Associate Solicitor in recognition of my specialist work and expertise.

I provide advice and assistance to individuals, companies and other entities on a wide range of property and land-based issues, which include :-

  • Landlord and Tenant (Residential, Private Rented Premises, including advices on tenure issues, contracts, statutory compliance, HMO issues, possession, succession disrepair, ASB, deposit, unlawful eviction, guarantors)
  • Landlord and Tenant (Residential, Owner Occupier Premises, including advices to management companies, or managing agents, or individual leaseholders relating to repairs, service charges, consultation, first refusals, right to manage, renewals)
  • Landlord and Tenant (Commercial Premises including possession, dilapidations, renewals)
  • Land (including Boundaries, Rectification, Adverse Possession, Prescription, Easements, Covenants, Vesting Orders)
  • Property damage disputes
  • Local Authority Notices under the Environmental Protection Act 1990
  • Disputes relating to co-owned property or property held on trust (TOLATA disputes)

  • Neighbour disputes (including Party Wall Act, harassment, trespass,)

  • Bespoke advices pertaining to property and land management.

I try to secure early, time and cost-effective solutions for clients, using a range of alternative dispute resolution methods that put my clients’ objectives at the centre of the advice I give. However, when required, I assist and represent clients with bringing or defencing applications and claims via the Courts or the Tribunals.

I’ve represented clients at all levels of civil litigation procedure from County Court trials, High Court appeals and second appeal in the Court of Appeal.
