The proposed Renter’s Rights Bill is poised to make a drastic change to the current rental landscape. With the Bill already completing its second reading in the House of Commons, it looks set to be a fast track to implementation – with some forecasting that it will take effect as early as the start of next year.

The proposed Bill contains a number of reforms intended to address longstanding concerns about tenants’ rights and security, though there are increasing concerns about the effect of the reforms both in the long-term and for landlords.  

Key Reforms – What To Look Out For

 While there are a number of proposed reforms, the key ones that you need to be aware of are:

 

  1. Abolition of Section 21 Evictions
  2. Reform of Section 8 Eviction Grounds
  3. Conversion of Assured Shorthold Tenancies into periodic Assured Tenancies
  4. Implementation of Awaab’s Law and Decent Homes Standard
  5. New Grounds of Discrimination
  6. Caps on Increasing Rent and a Ban on Bidding Wars
  7. Landlord Redress Scheme and Database
  8. Expanded Enforcement Powers
